Heavy Floor Machine Technician Job Description
The Heavy Floor Machine Operator is responsible for the efficient and safe operation of all heavy floor equipment used to perform the maintenance of corridor floors, concourses, sidewalks, and open concrete, and "hard surface" areas. The person in this position must also perform essential preventive maintenance on all equipment as outlined in the equipment technical manual and the company's Standard Operating Procedures (SOP).
Basic responsibilities may include any combination of the following tasks: trash removal, spot cleaning, mopping, vacuuming, washing/scrubbing projects, restroom cleaning, hard floor maintenance, including auto-scrubbing, buffing, stripping, waxing, and burnishing, carpet maintenance including spot removal, shampooing and extracting, pressure washing, recycling, and miscellaneous general maintenance activities. Specific responsibilities for each Heavy Floor Machine Technician will be determined by client expectations, Account Manager/Supervisor discretion, and Porter/Matron capabilities and experience.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
Performs daily and periodic tasks in assigned areas as directed
Maintains a neat and orderly work area, including janitorial closets and storage areas
Performs all cleaning assignments by C&W Services approved procedures
Maintains cleaning equipment in good working condition, and notifies the Account Manager or Supervisor if repair or replacement is necessary
Maintains appropriate supply levels in assigned janitorial closets and storage areas
Works safely always and promptly informs management about unsafe conditions existing in the work area
Wears personal protective equipment appropriate for the task being performed
Meets all client and C&W Services quality expectations in assigned tasks
Assists in orientation and training for new employees as directed
Adheres to proper security procedures
Notifies management about problems or opportunities that affect service to the client
Performs other cleaning-related duties as required
Cleaning hallways, lobbies, lounges, restrooms, corridors, elevator banks, stairways, and locker rooms, and other work areas as outlined by the contract task and frequency or performance-based contract assignments.
Cleaning floors using powered scrubbing, floor finish applicator, and floor polishing (burnishing) machines, and the use of heavy floor equipment to properly maintain the facility floors.
Use industry-approved methods and equipment to provide periodic maintenance on hard and carpeted surfaces.
Responsible for working with a positive team spirit and producing quality work.
Responsible for following safety standards and guidelines in the proper use of the equipment and other activities.
Reports to their immediate supervisor any maintenance issues and/or damage noticed in the employee's assigned work area or equipment.
Requisitions supplies and equipment from Supervisor.
May be required to train other employees on how to properly use, troubleshoot and perform
Follows safety standards and guidelines in the proper use of the equipment and other activities
Completes and maintains all C&W Services required training.
Other duties as assigned and/or as stated in the Statement of Work (SOW).
REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):
Advanced cleaning responsibilities required
Advanced skills, such as hard floor and carpet maintenance, three to five years.
The ability to speak and read English is a plus and may be required by some clients
Must be able to take direction, work with minimal supervision, and function cooperatively as part of a team
Requires attention to detail, a pride in delivering excellent service, organization, and high levels of energy and endurance
